The Capital Market Appraisal 2013 Neighborhood Trends Report was developed to provide market participants with a comprehensive overview of the residential real
estate market in Washington, DC (DC Market1).
We begin by highlighting a few broad measure—medium term trends in the mortgage market.   After which, we narrow our focus to the (DC Market2), measuring relative performance across popular metropolitan cities
and select asset classes.   Additionally, we highlight several internal components of the DC Market including: sales volume (turnover), market value (dollar sales), median days on market (DOM), months of inventory,
distressed sales, financing, and a few others.
The second half of this report covers DC Market trends at the neighborhood level; both over time and relative to one another.
In this figure we have constructed a seasonality index by charting monthly home sale prices, as measured by the S&P/ Case-Shiller Washington DC Home Price Index (DC Index1 ) — using data collected from 1980 to 2013. The graph expresses the data of each month as a percentage of the average of the year.
